Register
your Property with Fort Riley
For rental property to appear
on the Off Post Housing list, it must be registered.
Check with the Housing Office located at Carr
Hall, Building 45, on Fort Riley.
Inspections are made by the Housing
Office to ensure the health, safety and morale
of the soldiers and their families who are or
will be living in the dwelling unit. Guidelines
come from AR 210-50, City and State Ordinances.

Every facility must be a complete
unit with a private entrance, bath and kitchen
for the sole use of residents. The bathrooms must
be equipped with a toilet, bathroom sink and a
bathtub or shower. Each kitchen must have a kitchen
sink. It must be arranged so that both kitchen
and bedrooms can be entered without passing through
bedrooms.
EACH
HOUSING UNIT MUST HAVE:
a. At least two means of escape in case of emergency.
b. Hot and cold running potable water.
c. A pest control program to ensure pest free
units.
d. Facilities for the safe storage of drugs and
household poisons.
e. Escape means from each dwelling unit without
having to pass through any other dwelling unit.
f. Smoke detectors.
g. Adequate heat. Every rental unit must have
heating equipment able to keep a room temperature
at 68 degrees F. at a point 3 feet above the floor.
h. Adequate air conditioning.
i. Laundry facilities either in the unit or on
the premises.
j. At least two electrical outlets and one overhead
light fixture in working order in each room. In
the living room, other types of lighting are acceptable.
k. Adequate sewage disposal.
l. Minimum net floor area per family housing dwelling
unit: one bedroom—550 sq. ft.; two bedroom—750
sq. ft.; three bedroom—960 sq. ft.; four
bedroom—1,190 sq. ft.
Plumbing:
a. All plumbing fixtures will be connected per
city/state code.
b. Sewer gas leaks will not be permitted.
c. There should be no water leaks.
d. Stools must rest on a solid surface and provide
proper support.
e. Hot water heaters shall not be installed in
bathrooms or bedrooms. They will be installed
on a solid surface and installed according to
city and manufacturer's code.
Structural
Requirements:
a. Every foundation, floor and exterior wall,
door, skylight and window shall be weather-tight,
water proofed and damp-free and shall be kept
in sound condition and good repair. Floors, interior
walls and ceilings shall be sound and in good
repair. All exterior wood surfaces, other than
decay resistant woods, shall be protected from
the elements and decay by paint, which is not
lead-based, or by other protective covering or
treatment. Walls shall be capable of affording
privacy for the occupants.
b. All premises shall be graded, drained, and
free of standing water and maintained in a clean,
sanitary and safe condition.
c. All premises shall have provisions for proper
drainage.
d. Every window and exterior door shall be so
constructed to exclude insects, and if used for
ventilation, shall have screens.
e. For security purposes, all windows and doors
that are accessible from the outside must have
approved locking devices.
f. Every dwelling or multiple dwellings and their
premises shall be maintained in a rodent free/proof
condition.
g. Heating appliances shall be equipped with shut-off
valves and installed per city and manufacturer's
codes. Heating appliances shall be connected to
a vent approved for use with such appliances.
Electrical
Standards:
a. All conductor splices in junction boxes must
be enclosed.
b. Light fixtures cannot be defective.
c. Light switches cannot be defective.
d. Wall receptacles must be secured in place,
in proper working order and covered with approved
faceplates.
e. Wiring must not be broken, non-insulated, frayed
or installed in an unapproved or unsafe location.
Light
and Ventilation:
a. All habitable rooms within a dwelling
unit shall be provided with natural light by means
of windows. All bathrooms, laundry rooms, and
similar rooms shall be provided with natural ventilation
by means of exterior openings that work.
b. In lieu of required exterior openings for natural
ventilation, a mechanical ventilation system may
be provided.
c. All public hallways, stairs and other exit
ways shall be adequately lighted at all times.
Furnishings:
The furnishings supplied must be sound, clean
and in usable condition.
